BIM Berliner Immobilienmanagement GmbH (BIM), the real estate service provider of the State of Berlin, is leveraging VertiGIS’ expertise to modernize its geospatial data infrastructure. The project includes the implementation of an integrated, high-performance, and future-proof geospatial platform based on Esri’s ArcGIS technology as part of its SAP implementation. By closely integrating geographic information systems (GIS), real estate data, and SAP-supported business processes, BIM aims to improve data quality, automate workflows, and enable more informed decision-making. 

With approximately 1,000 employees, BIM manages and operates more than 5,000 state-owned properties. To meet the growing demands of modern digital real estate management, the company is replacing its legacy GIS environment with a modern, high-performance, and scalable platform architecture that enhances efficiency, transparency, and innovation. 

Modern Geospatial Platform as the Foundation for Digital Real Estate Management 

As BIM’s central GIS partner, VertiGIS supports the design and implementation of the new geospatial data environment. The solution is based on a modern architecture combining ArcGIS Enterprise and SAP, bringing geospatial and real estate information together within a single integrated environment.

Automated Processes Create Added Value 

A key focus of the project is the automated processing and enrichment of large geospatial datasets. VertiGIS is developing a range of geospatial workflows that consolidate information from multiple sources and make it readily accessible for business users. 

The platform processes data from the Official Real Estate Cadastre Information System (ALKIS), administrative boundaries, development and funding areas, public transportation infrastructure, and other spatial datasets. This centralized data foundation enables users to identify relationships more quickly and provides valuable insights for both operational and strategic decision-making. 

Greater Transparency and Efficiency for the State of Berlin 

By intelligently connecting these various data sources, BIM gains a comprehensive digital view of its real estate portfolio. This allows the organization to identify opportunities more quickly, optimize planning and management processes, and ensure that relevant information is always available for operational and strategic decisions. 

At the same time, automated data preparation significantly reduces manual effort while improving the timeliness, consistency, and reliability of the information provided. Through this project, BIM is taking another important step in the digital transformation of its real estate operations while establishing  a powerful, consistent, and future-ready geospatial data landscape for the State of Berlin.
